The primary function of the Maintenance Worker II is to apply correct painting techniques, prepare surfaces, and paint vacant units and common areas in housing developments in a clean and safe manner. The maintenance worker will also performs semi-skilled work in building and unit maintenance, preventive maintenance and repairs utilizing skills in carpentry, plumbing, electrical, drywall, tiling, cement work, and landscaping as needed.

When performing these job functions, will have to lift up to fifty (50) pounds, constantly stoop and bend, work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs.

Maintenance Worker II must be able to be on call and work evenings and weekends, if needed. Regular attendance is essential.
 

Essential Job Duties

The ideal candidate must demonstrate excellent work habits, good judgment and exemplary customer service skills. Must be able to apply, understand and carry out oral and written directions in English.
 
The essential job functions include, but are not limited to the following:
  • Prepare and paint in a clean and safe manner.
  • Repairing and maintaining buildings and related structural facilities and furnishings.
  • Use of hand and power tools.
  • Operate, maintain and repair power equipment.
  • Perform arduous physical activities
  • Knowledge of REAC, UPCS, and Safety Standards.
  • Knowledge of the methods, materials, equipment, and safety regulations used in various skilled building maintenance activities.
  • Knowledge and use of computer software programs (MS Word, Outlook)

Qualifications

Education and training equivalent to high school graduation and two (2) years of painting and semi-skilled work experience in building maintenance, preventive maintenance and repair.

DESIRABLE QUALIFICATIONS
Knowledge of REAC, UPCS, and Safety Standards

PHYSICAL CLASS:

ARDUOUS: Maintenance Workers routinely lift up to fifty (50) pounds, constantly stoop and bend, work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs.
Possession of a valid California Driver's License and a satisfactory driving record is required.
Successful candidates must complete a thorough background investigation, including a fingerprint search and physical evaluation prior to appointment.
